Traps of Real Estate Sales Team!

Few years Back Customers visit the site by self, if they like the project than they go to Builder Office there were no such department of Sales, have discussion with builders and without so much negotiation customer buys the flat. Reason was very simple there were very few builders and Projects were also limited. But in last 20 years scenario has completely changed. Now there are N numbers of builders and 3N numbers of Projects. Civil Contractors, Land Brokers, Real Estate Agents, Politicians all has choosen to become a builder. Getting the civil construction done is easy but selling is tough for these builders. Competition is also there due to 3N numbers of project. The real problem for a builder in real estate business is to sale. Almost all the builders in a specific area have equal carpet size flats, all uses same standard fitting and almost all have same rate, the reason is that maximum builders don’t build flats as per market requirement, without any market survey they plan as per their architect or as per existing apartments in that area and then force the sale. Now builders have to force sales the apartment to customer, now the role of Sales & Marketing team is very important. Sometimes when sales team is third party, they may commit extra just to sale the flats, as they are only concern for Sale, don’t believe in any commitment by Sales team, get everything mentioned in the Agreement.

Few Traps of Sales team:

  1. One more Customer has already visited thrice and is coming on Sunday for Booking… 
  2. One more Customer is coming today to finalize this flat, whoever gives the advance first will give the flat to him.
  3.  You are getting the flat in best rate, please don’t tell anyone that we have given this rate.
  4. This area is developing very fast and property price will appreciate by 40% in next 3- 4 years.
  5. We don’t sale our flat to everyone, only class people have purchased here, generally this is said to justify High rate.
  6.    Ring Road is Coming, Metro will start soon etc are some common traps.
